THREE EASY STEPS: To buying your first home in Auckland
Talofa
Feeling left out when your friends are talking interest rates at the BBQ? Here are 3 easy steps to buying your first home in, the city of house sales AUCKLAND, NEW ZEALAND.
Step 1. – DEPOSIT
This will be the largest mountain to
climb out of the steps ahead. With LVR requirements changing more than a Victoria's secret runway model, you need to hit the ground running and start this plan early.
• Eat noodles for breakfast lunch and dinner.
• Save 50% of your combined household income.
• Quickly become "that" couple who never show up to the birthday dinners, never offers to pay, re-gifts old presents.
Step 2. – SERVICING/FINANCIAL ACCUMEN
This step needs absolute FOCUS. You
must be Barney Stinson Pursuing women type ruthless. Don't take out any loans or Credit Cards and keep your accounts in surplus for the next 5 years.
• Have ZERO disposable debt: Avoid all the debt traps that banks and finance set up. Beware of buzzwords “Interest-Free” “Student Package” "Fee Free".
• Make sure your account stays in surplus. You must run your life like John Key used to run NZ i.e no time for family, work, work, work.
• Have constant fights with your wife/husband about the lack of disposable income, dates, nutrition and having the ugliest car out of your friends at the monthly potluck.
• If servicing is not enough you will have to get 6 “proposed
boarders” in your house for the application this will be tasked to your Painter in the next step
Step 3. – PAINTER
Last but not least you must find your Painter! Find the Broker / Banker / Artist to Paint the
picture of a Frugal spender who is at the cusp of his/her career and has
massive earning potential.
• Any broker near the end of their sales quarter will do.
Try not to go for the popular ones as they are often inundated with work and can’t
put in the effort needed to paint a masterpiece.
• If you are brave and choose to paint the picture yourself then make sure you read up on bank policy and seek recommendations from people that have already been through the journey.
Thus ends my three step guide to buying your first 150-200 sq meter shack on the outskirts of Swanson. Below are alternative options should you have the opportunity.
• Get a “Gift” from your parents
• Marry a 35 year old Doctor Graduate who is just starting
to earn the big bucks
• Win the Lotto
• Move to Palmerston North
SO, anyway much like many things in life there is an actual message here...
1. Don't get advice from blogs
2. Save your money
3. Seek financial advice from a professional
.
